Guests
All guests who are renting / staying in properties managed by Paradise Lakes Dream Rentals must be identified before rental. Full names of all guests are required.
Payment
Payment of the rental deposit or full balance signifies the full acceptance of these terms and conditions. Guest making the reservation must be 25 years of age or older, the holder of a major credit card and must occupy the rental property the entire term of the reservation. All charges will be made to credit card used for deposit, unless guest makes other arrangements with Paradise Lakes Dream Rentals.
Property
Paradise Lakes Dream Rentals is located within Paradise Lakes Resort, a Clothing-Optional Resort. While nudity is not mandatory, you will encounter nudity at this location. Paradise Lakes Clothing Optional Resort is located at 2001 Brinson Road in Lutz, Florida. Any guests visiting for 29 days or longer are required to submit to a background check by the appropriate Paradise Lakes Condominium Association. Visits of 30 days or longer may be cancelled if the Condominium Association disapproves the application. Any false information provided for background check or application is grounds to terminate this agreement with forfeiture of all payment.
Check-in/Check-out Dates & Times

Early check-ins or late checkouts can be requested for an additional charge. All early check-ins or late check-outs are subject to no other reservations in the property at the time of arrival/departure. As such, these will be confirmed only within the 72 hours prior to arrival. It is the guest’s responsibility to confirm availability. In the event a guest fails to depart from the property by 11:00 am with no late checkout arranged, the departing guest agrees to pay damages and costs incurred; including but not limited to moving any incoming guest to another rental property.
Cancellation Policy
Cancellations made more than 60 days from check-in date will receive a full refund of the amount paid or the option of a credit, which is valid for one year from cancellation date. Cancellations made more than 30 days from check-in date may optionally change date of their stay, if a rental is available. Otherwise, cancellations made less than 60 days from the check-in date will forfeit the full amount paid. All refunds are payable to the card that was used. We do not issue refunds or credits for flight cancellations, due to any circumstances.
Any changes to your reservation must be received no less than 60 days prior to your original arrival date via email and/or phone; all changes are subject to availability. If there is no availability, a credit will be issued. There are no refunds or credits issued for reservation changes within 60 days of the arrival date that reduce the number of nights stayed. There are no refunds or credits issued for early checkouts. There are no refunds or credits issued due to bad weather, tropical storms or hurricanes; including any inconvenience or complication caused by a hurricane’s direct hit, near miss, or significant threat of a hurricane strike.
Cancellations within 60 days of arrival date that are paid in full may opt to reschedule rental dates, provided accommodations are available, in lieu of forfeit. Contact Paradise Lakes Dream Rentals for availability and details.
House Rules
- No smoking.
- No pets (ADA Title II & Title III Service Animals excepted).
- No parties.
- No glitter.
- Guests are responsible for adhering to community guidelines, local trash and recycling regulations.
Community Rules
All guests must abide by the rules of the appropriate Paradise Lakes Community.
Rental Costs, Fees & Options
- Rental price of unit
- Extra guests – $25/person/night
- Taxes – 11%
- Processing – 4%
- Fees & Penalties –Extra cleaning fee $250 for smoking, animal, or glitter cleanup, or if left in a condition beyond normal use.
- Deposit – Minimum 25%, balance due upon check-in. Deposit non-refundable less than 60 days prior to reserved date.

Emergency Access
In the event that there is an emergency or maintenance issue on the property, owners, property management and/or service personnel may need access to the property with only minimal prior notice.
Damages
The guest must notify Paradise Lakes Dream Rentals within twelve (12) hours of arrival if there is already any damage or notable conditions. The guest is responsible for the cost of any damages sustained to the property, decor, or its contents during the stay; this includes the moving of items to another property, breakages, and any excessive cleaning charges. Smoking, pets (ADA Service Animals excepted), and glitter are not permitted in the property, and any failure to adhere to this will result in a minimum $250.00 penalty charge.
Lost/Unreturned Gate Key Card will result in a $25 penalty charge.
Parking
Guests are permitted to park in any unmarked spaces or spaces marked ‘Guest’. Guests may park for the duration of their stay. One vehicle allowed. Guests park vehicles at their own risk. Paradise Lakes Dream Rentals is not responsible for thefts or damage.
Allergens
Because it is nearly impossible for persons who have an allergy to peanut dust to avoid triggering a reaction if peanut dust is in the air, Paradise Lakes Dream Rentals is unable to guarantee a peanut-free or allergen-free property. Paradise Lakes Dream Rentals cannot prevent previous guests from bringing peanuts or products containing peanuts into properties. In addition, we cannot give assurances that remnants of peanuts and/or peanut dust/oil will not remain anywhere in the property. Paradise Lakes Dream Rentals cannot guarantee that a property will be free of other allergens such as perfumes, lotions, cleaning solutions, smoke, pet hair or dander, etc.
Wildlife and Insects
Florida wildlife may pose a danger. Approach all outdoor areas with caution. Never feed or approach wildlife. Common Central Florida wildlife includes, but is not limited to, alligators, snakes, raccoons, foxes, and sandhill cranes. It is very dangerous to allow these animals, and many others, to become accustomed to receiving food from humans, as it may result in future attacks.
Feeding of Alligators in Florida is illegal. Florida Statute 372.667 makes it a misdemeanor to feed Alligators. Feeding of Racoons, Foxes, and Sandhill Cranes in Florida is illegal. Florida Statute 68A-4.001 lists feeding these animals a misdemeanor.
Personal Items Left Behind
In the event a guest may have left a personal item behind in the rental property, Paradise Lakes Dream Rentals will do its best to locate it; however, the owner and the management company are not responsible for any losses. If the item is found, the guest will be advised and given the contact details of a local company that specializes in collecting and mailing package deliveries. The guest will be responsible for arranging collection, shipment, delivery, and any other cost incurred. Any unclaimed items may be donated to charity or disposed of after 30 days.
Basis of Rental
This is an agreement to stay in the property as a guest under Chapter 509 of the Florida Statutes, and as such the guest does not have any claim to possession as a tenant under Chapter 509 of the Florida Statutes or Chapter 83 of the Florida Statutes.
Resort Amenities
Paradise Lakes Dream Rentals is a independent property management company that manages privately owned individual rental properties located within Paradise Lakes Clothing Optional Resort. Rental at these properties does not include entrance to the resort or access to resort amenities. Daily, short-term and long-term memberships to Paradise Lakes Resort are available, and may be purchased from the resort.
